EVALUATION OF A SUBDIVISION FINAL PLAT FOR SILVERADO ACRE ESTATES, UNIT
I, TRACT 3805, A SUBDIVISION OF PARCELS 1 THROUGH 7, AND PARCELS 9 THROUGH
13 OF SILVERADO ESTATES, AS SHOWN ON PARCEL PLAT, BOOK 2, PAGE 93, BEING A
PORTION OF SECTION 17, TOWNSHIP 20 NORTH, RANGE 13 WEST, IN THE MOHAVE
COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February
2, 1998, a public hearing was conducted to determine whether the Final Plat should be approved for the
above-referenced subdivision, and
WHEREAS, the developer of this tract is Leo Homer, Silver Ranch Corporation, Phoenix, Arizona.
The engineer of record is Consulting Land Surveyors and Engineers, Scottsdale, Arizona, and
WHEREAS, the property is located approximately 20 miles southeast of the City of Kingman. The
land is accessed via eastbound Interstate 40, then south 4.5 miles on U.S. Highway 93, then northwest one
mile along Old Highway 93 to the site, and
WHEREAS, the revised Preliminary Plan depicts approximately 481 acres subdivided into 339
single-family residential lots, two large drainage easement parcels and two parcels reserved as well sites for
a possible future development of a central water system, and
WHEREAS, the Preliminary Plan for Silverado Acre Estates, Unit I, Tract 3805, was denied by the
Mohave County Board of Supervisors on December 2, 1996, per BOS Resolution No. 96-419 due to a lack
of subdivision improvements. The Preliminary Plan was reevaluated by the Board of Supervisors on
February 18, 1997, and was conditionally approved per BOS Resolution No. 97-50. On April 7, 1997, per
BOS Resolution No. 97-124, the Board of Supervisors accepted the determination from the Arizona
Department of Water Resources that the water supply in this subdivision was "inadequate" to support the
demands of the development, and
WHEREAS, the Final Plat and required documentation for Silverado Acre Estates, Unit I, Tract
3805, has been reviewed. The requirements of the Preliminary Plan, as outlined in the Mohave County
Subdivision Regulations, appear to have been satisfied, and

WHEREAS, the developer has proposed the use of a financial assurance document in the amount
of the cost estimate approved by the Mohave County Public Works Department, being $257,136.00, as an
assurance for the subdivision in its entirety, for the completion of all required improvements. The Chairman
of the Board of Supervisors shall have the authority to approve the assurances submitted, if the cost estimate
is revised and recommended for approval by the County Engineer and County Attorney's Office, and
WHEREAS, the advertising requirements have been met throughout this subdivision process as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, February 2, 1998, APPROVED the Final Plat for Silverado Acre Estates, Unit I, Tract 3805,
subject to the following conditions:
1. A current title report (dated within 30 days of recordation) must be furnished to the Planning
and Zoning Department prior to plat recordation.
2. The Final Plat shall be ratified by all parties having any record interest in the property being
subdivided. Separate statements of consent and ratification may be submitted for all record
interest holders and lienholders in this property; however, any separate ratifications must be
submitted to Planning and Zoning for review, to the satisfaction of Mohave County, and if
approved must be recorded by the developer in Mohave County, with the recording
information of all such ratifications referenced upon the face of the Final Plat prior to Final
Plat recordation.
3. The developer will make the same commitments for improvements in the prospectus to the
State Real Estate Commission as required for approval of this tract by the Board, and a final
copy of the State Real Estate Report shall be submitted to the Plarming and Zoning
Department.
4. The developer must complete all subdivision improvements required and proposed as
outlined in the conditional approval of the Preliminary Plan, per BOS Resolution No. 97-50
and as may be therein amended.
5. Lots within the recorded Final Plat of this development will not be further divided.
6. The large drainage easements shown on the Final Plat as Parcels C and D will not be further
divided without the submittal of a Preliminary Subdivision Plan, as a part of the standard
subdivision process required in the Subdivision Regulations.
7. Any outstanding conditions set forth in BOS Resolution No. 97-50 shall be satisfied prior
to the recordation of the Final Plat for Silverado Acre Estates, Unit I, Tract 3805.

8. The separate document submitted as a granting of public roadway easements along the
perimeter of"not a part" Parcel 8 must be recorded in Mohave County, and the recording
information of that document referenced to record upon the face of the Final Plat prior to
Final Plat recordation. The developer must submit documentation necessary to the Public
Works Department to schedule this separate granting of easement for acceptance by the
Mohave County Board of Supervisors prior to the recordation of the Final Plat.
9. The original, signed and notarized copy of the proposed CC&Rs for this subdivision must
be submitted with appropriate recording fees to Planning and Zoning for recordation with
the Final Plat. Alternately, the developer may record the proposed CC&Rs prior to Final Plat
recordation, but must submit a recorded copy to Planning and Zoning for file purposes.
10. The Arizona Department of Environmental Quality must approve the sanitary facilities for
this subdivision prior to the recordation of the Final Plat.
11. Prior to the recordation of the Final Plat the developer must have approved by Mohave
County an acceptable form of assurance for the completion of all required and proposed
subdivision improvements, in the amount of the cost estimate approved by the County
Engineer, being $257,136.00.
BE IT FURTHER RESOLVED, that a correct copy of all documents delineated above shall be
submitted to Planning and Zoning for distribution and review. Upon receipt of evidence that these
conditions have been met, together with the executed mylars and appropriate recording fees, the Director
of Plauning and Zoning will obtain the necessary signatures from the County deparm~ents and officials and
cause the Final Plat for Silverado Acre Estates, Unit I, Tract 3805, to be recorded.
