AND 96q90 WHICH APPROVED THE REZONE AND THE EXTENSIONS OF TIME ¥OR THE REZONE FOR LOT 12, BLOCK K, GOLDEN VALLEY RANCHOS, UNIT 12, IN SECTION TOWNSHIP 21 NORTH, RANGE 19 WEST, IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 2, 1998, a public hearing was conducted to determine whether approval should be granted for the Rescission of the Resolutions for the Rezone and the Extension of Time for the Rezone for the above-described property as requested by the Mohave County Planning and Zoning Department. The property owner is John A. and Linda M. Romero of Golden Valley, Arizona, and WHEREAS, this property is located south of State Highway 68 between Egar Road and Guthrie Road. The site is accessed from State Highway 68 via south on Egar Road to Tapeats Drive, then west on Tapeats Drive to Dilkon Road, then south on Dilkon Road to the site, located on the east side of Dilkon Road approximately 1,000 feet north of Shinarump Drive. The property is vacant, and the terrain is gently rolling hills, sloping generally to the east. There are no significant drainage patterns crossing the property, and WHEREAS, this property was conditionally approved for a rezone to A-R (Agricultural-Residential) by the Mohave County Board of Supervisors on May 1, 1995, via BOS Resolution No. 95-183. It was first extended on June 3, 1996, with BOS Resolution No. 96-190. No further Extensions of Time have been requested by the applicant. A letter was sent on April 1, 1998 to the property owner notifying them that the approval of their rezoning has expired and an Extension of Time was required. There has not been any response to the Platming and Zoning Department's inquiry. Another letter was sent informing the property owner that it would be scheduled for rescission. The Mohave County General Plan designates this area as a Suburban Development Area, and WHEREAS, the following described Findings of Fact are for the above-captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site has legal access. d. There are no significant environmental features affecting the site. e. None of the Conditions of Approval for the Rezone have been met. f. No further Extensions of Time have been requested by the applicant since June 3, 1996. RESOLUTION NO. 98-407 Page 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 14, 1998, the Commission recommended that BOS Resolution Nos. 95-183 and 96-190 be RESCINDED and that the zoning will revert to A-R/2A (Agricultural-Residential/Two Acre Minimum Lot Size). WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 17, 1998, and posted on October 16, 1998, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 2, 1998, RESCiNDED BOS Resolution Nos. 95-183 and 96-190 and REVERTED the zoning to A-R/2A (Agricultural-Residential/Two Acre Minimum Lot Size) as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
