HomeMy WebLinkAbout98-410 RESOLUTION NO. 98-410 EVALUATION OF A SUBDIVISION FINAL PLAT AND ACCEPTANCE OF AS-BUILT IMPROVEMENT PLANS FOR ALSTON CERBAT RIDGE SUBDMSION, UNIT II, TRACT 3065- A, BEING A SUBDIVISION OF A PORTION OF PARCEL A, NEW KINGMAN ADDITION, UNIT 11, TRACT 1104, A PART OF SECTION 30, TOWNSHIP 22 NORTH, RANGE 16 WEST, IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 2, 1998, a public hearing was conducted to determine whether the Final Plat should be approved, and whether the as-built improvement plans should be accepted for the above-described subdivision, and WHEREAS, the contact owner/developer of this tract is Chris Alston, Kingman, Arizona. The engineer of record is Mohave Engineering Associates, Inc., Kingman, Arizona, and WHEREAS, the property is located approximately one-half mile northeast of the City of Kingman. The property is accessed via Stockton Hill Road, then east approximately one-half mile along and south of Jagerson Avenue to the site, and WHEREAS, the Preliminary Plan, conditionally approved by the Mohave County Board of Supervisors on December 1, 1997, per BOS Resolution No. 97-443, as amended on April 6, 1998, per BOS Resolution No. 98-147, depicts 7.7 acres subdivided into 36 single-family lots with a minimum lot size of 7,000 square feet. The Final Plat for Tract 3065-A includes 1.14 acres subdivided into six single-family residential lots, and WHEREAS, the Final Plat for Alston Cerbat Ridge Subdivision, Unit II, Tract 3065-A, has been reviewed, and will be scheduled for the consideration of the Board of Supervisors concurrently with these as-built improvement plans. Phase A is the first of two phases proposed in this subdivision, and WHEREAS, at the public hearing before the Mohave Cotmty Planning and Zoning Commission on October 14, 1998, the Commission recommended APPROVAL of the acceptance of the as-built improvement plans for Tract 3065-A, and WHEREAS, the advertising requirements have been met throughout this subdivision process as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. The notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 17, 1998, and posted on October 16, 1998, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. RESOLUTION NO. 98-410 Page 2 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 2, 1998, APPROVED the acceptance of the as-built improvement plans for Alston Cerbat Ridge Subdivision, Unit II, Tract 3065-A, as reconunended by the Mohave County Plalming and Zoning Commission and outlined herein. NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 2, 1998, APPROVED the Final Plat for Alston Cerbat Ridge Subdivision, Unit II, Tract 3065-A, subject to the following conditions: 1. A current title report (dated within 30 days of recordation) must be furnished to the Planning and Zoning Department prior to plat recordation. 2. The developer ;vill make the same commitments for improvements in the prospectus to the State Real Estate Commission as required for approval of this tract by the Board, and a final copy of the State Real Estate Report shall be submitted to the Planning and Zoning Department. 3. Lots within the recorded Final Plat of this development will not be further divided. BE IT FURTHER RESOLVED, that a correct copy of all documents delineated above shall be submitted to Planning and Zoning for distribution and review. Upon receipt of evidence that these conditions have been met, together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County departments and officials and cause the Final Plat for Alston Cerbat Ridge Subdivision, Unit II, Tract 3065-A, to be recorded.
