WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 7, 1998, a public hearing was conducted to detemfine whether approval should be granted to abandon and revert to acreage the above-described lots as requested by Russell C. Jemison of Golden Valley, Arizona, and VqHEREAS, this property is located north of State Highway 68 between Teddy Roosevelt Road and Ligurta Road. The site is accessed from State Highway 68 via north on Teddy Roosevelt Road to Supai Drive, then east on Supai Drive to La Osa Road, then north on La Osa Road approximately 300 feet to the site, which is located on the west side of La Osa Road. The terrain is relatively flat and slopes slightly toward the southwest. The surrounding land uses consist of vacant parcels and a few widely scattered single-family residences. There are no significant drainage patterns, and WHEREAS, the applicant owns both lots and would like to extend a water line from La Osa Road to the western lot (Lot 6). The Valley Pioneer Water Company requires that these two lots be combined because they will not extend water lines over private property to serve an adjoining private property, and WHEREAS, the Mohave County Department of Public Works does not object to the abandomnent and reversion to acreage, and WHEREAS, a review of FEMA FIRM Panel #040058-2325B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above-captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan and the Sacramento Valley/Golden Valley Area Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The neighboring area conta'ms land uses similar to the above-proposed action. e. The site has legal access. f. A small wash runs along the western edge of Lot 6. RESOLUTION NO. 98-441 Page 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on November 12, 1998, the Commission recommended APPROVAL for the Abandonment and Reversion to Acreage subject to the following: 1. Written concurrence will be submitted from all affected utility companies. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave Cotmty, Arizona, November 18, 1998, and November 25, 1998, and posted November 20, 1998, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, December 7, 1998, APPROVED this Abandonment and Reversion to Acreage as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
