RESOLUTION NO. 98-247
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A REZONE OF PARCELS
KNOWN AS THE OLD CHLORIDE DEPOT, IDENTIFIED AS MOHAVE COUNTY ASSESSOR'S
PARCEL NUMBERS 308-06-573 AND 308-06-570, ON MAP DATED DECEMBER 9, 1994, IN
SECTION 3, TOWNSHIP 23 NORTH, RANGE 18 WEST, FROM A (GENERAL) ZONE TO R-1
(SINGLE FAMILY RESIDENTIAL) ZONE, IN THE CHLORIDE PORTION OF MOHAVE
COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 13,
1998, a public hearing was conducted to detemfine whether an Extension of Time for a Rezone should be
granted for the above-described property as requested by Frank T. Bayliss of Fortuna, California, and
WHEREAS, this property is located in the old Chloride Townsite on parcels known as the Old
Chloride Depot. This property is accessed from US Highway 93 via east on Chloride Road, also known as
Mohave County Route 125, which becomes Te~messee Avenue in the Chloride Townsite, to Second Street,
then north on Second Street to the site. The property has several old buildings, including the old train depot,
on it. Them is a minor wash running east and west through the middle of the property. The Mohave County
General Plan designates this area as a Rural Development Area and Chloride is considered an Outlying
Community, and
WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors
on August 7, 1995 via BOS Resolution No. 95-327. Due to inattention by the applicant there have not been
any requests for Extensions of Time, and
WHEREAS, this Extension of Time will allow the applicant to complete the required Parcel Plat
and the other conditions as required by BOS Resolution No. 95-327. The property owner has not
accomplished any of the conditions of approval, mad
WHEREAS, this will be the first, second, and third Extensions of Time for this property, and
WHEREAS, a review of FEMA FIRM Panel #040058-1975B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.

c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above-proposed action.
e. The site has legal access.
f. Them are no significant environmental features affecting the site.
g. This request complies with the Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
June 10, 1998, the Commission mconunended APPROVAL for an Extension of Time for a Rezone subject
to the following:
1. Compliance with the conditions of BOS Resolution No.95-327.
2. This Extension of Time will be in effect until August 7, 1999.
3. The number of parcels created, plus the existing parcels owned by the applicant, shall not
total more than five parcels.
4. This will be the last Extension of Time unless significant progress is made to complete the
conditions of BOS Resolution No. 95-327.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, June 27, 1998, amd posted on June 26, 1998, as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, July 13, 1998, APPROVED this Extension of Time for a Rezone as recommended by the
Mohave County Planning and Zoning Commission and outlined herein.
