A RESOLUTION SETTING FORTH AN AMENDMENT TO RESOLUTION P&ZC NO. 82-181
SETTING FORTH THE REZONE OF LAKE HAVASU HEIGHTS, TRACT 1029, IN SECTION
7, TOWNSHIP 15 NORTH, RANGE 19 WEST, TO MAINTAIN LOT SIZES AS RECORDED AND
NOT TO ALLOW ANY FUTURE LOT SPLITS, LAKE HAVASU CITY AREA, MOHAVE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 10,
1998, a public hearing was conducted to determine whether an Amendment to Resolution P&ZC No. 82-
181, setting forth a Rezone, should be granted for the above-described property as requested by Steve
Wilson, Chairman, Board of Directors, representing the Havasu Heights Domestic Water Improvement
District, of Mohave County, Arizona, and
WHEREAS, the language to be added has been boided, and
WHEREAS, this property is located approximately one mile east of State Highway 95, south of
Havasu Heights Boulevard. The site is accessed from State Highway 95 via east on Havasu Heights
Boulevard (Mohave County Highway 232, aka Lake Havasu Heights Road) to Sky-View Drive and the
LAKE HAVASU HEIGHTS, Tract 1029, subdivision, which encompasses all of Section 7, Township 15
North, Range 19 West. There are 256 lots located within the subdivision. The terrain is gently rolling hills,
sloping slightly to the southeast. The surrounding land uses consist of vacant land. There are no significant
drainage patterns, and
WHEREAS, the applicants request this Amendment to Resolution P&ZC No. 82-181,
approving a Rezone, to maintain lot sizes as recorded, and not to allow any future lot splits in LAKE
HAVASU HEIGHTS, Tract 1029, and
WHEREAS, the Mohave County General Plan designates this area as a Rural Development Area,
and
WHEREAS, a review of FEMA FIRM Panel #040058-2960B and 3000B indicates that there are
portions of Section 7 in Zone A, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
The proposed action and the effect complies with the Mohave County General Plan.

c. The site has legal access.
d. There are no significant environmental features affecting the site, except the noted Special
Flood Hazard Area.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Conm~ission on
July 8, 1998, the Commission mconunended APPROVAL of the proposed Amendment to Resolution P&ZC
No. 82-181, setting forth a Rezone, subject to the following:
Resolution P&ZC No. 82-181 for the zoning of LAKE HAVASU HEIGHTS, Tract 1029, in
Section 7, Township 15 North, Range 19 West is amended, to maintain lots sizes as recorded
and to eliminate future lot splits, based upon a lack of adequate water production capabilities
of the Havasu Heights Domestic Water Improvement District's water system.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, July 25, 1998, and posted on July 24, 1998, as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, August 10, 1998, APPROVED this Amendment to Resolution P&ZC No. 82-181, setting forth
a Rezone, as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
