PAGE 1 OF 2 MOHAVE ¢ODNTY BOARD OF SUPERVISORS RECORDING FEE RESOLUTION NO. 98-332 EVALUATION OF A SUBDIVISION FINAL PLAT AND ACCEPTANCE OF AS-BUILT IMPROVEMENT PLANS FOR NEAL ONE SUBDIVISION, TRACT 3048-A, BEING A SUBDIVISION OF A PORTION OF THE NE~A OF SECTION 29, TOWNSHIP 22 NORTH, RANGE 16 WEST, IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 8, 1998, a public heating was conducted to determine whether the Final Plat should be approved, and whether the as-built improvement plans should be accepted for the above-described subdivision, and WHEREAS, the contact owner/developer of this tract is Mary Brock, Kingman, Arizona. The engineer of record is Mohave Engineering Associates, Inc., Kingman, Arizona, and WHEREAS, the property is located approximately one and one-half (i ½) miles northeast of the City of Kingman. The property is accessed via State Highway 66, then west one and one-half (1 ½) miles along and north of Thompson Avenue to the site, and WHEREAS, the Preliminary Plan, conditionally approved by the Mohave County Board of Supervisors on July 5, 1994, per BOS Resolution No. 94-233, depicts 161.1 acres subdivided into 764 single-family lots and six drainage parcels, and WHEREAS, the Final Plat for Tract 3048-A includes 5.52 acres subdivided into 25 single-family residential lots and one drainage parcel. Tract 3048-A is the first of 18 phases proposed in this subdivision. The Final Plat and required documentation for Neal One Subdivision, Tract 3048-A, has been reviewed. The requirements of the Preliminary Plan, as outlined in the Mohave County Subdivision Regulations, appear to have been satisfied. The County Engineer has reviewed the as-built improvement plans for this subdivision and has recommended their acceptance, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on August 12, 1998, the Commission recommended APPROVAL of the acceptance of the as-built improvement plans for Tract 3048-A, and WHEREAS, the advertising requirements have been met throughout this subdivision process as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. The notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 22, 1998, and posted on August 21, 1998, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. F'~GE 2 OF 2 BK .~157 Pd 180 FEE~980544&8 RESOLUTION NO. 98-332 Page 2 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 8, 1998, APPROVED the acceptance of the as-built improvement plans for Neal One Subdivision, Tract 3048-A, as recommended by the Mohave County Planning and Zoning Commission and outlined herein. NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 8, 1998, APPROVED the Final Plat for Neal One Subdivision, Tract 3048-A, subject to the following conditions: 1. A current title report (dated wittfin 30 days of recordation) must be furnished to the Planning and Zoning Department prior to plat recordation. 2. The developer will make the same commitments for improvements in the prospectus to the State Real Estate Commission as required for approval of this tract by the Board, and a final copy of the State Real Estate Report shall be submitted to the Planning and Zoning Department. 3. Lots within the recorded Final Plat of this development will not be further divided. BE IT FURTItER RESOLVED, that a correct copy of all documents delineated above shall be submitted to Planning and Zoning for distribution and review. Upon receipt of evidence that these conditions have been met, together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County departments and officials and cause the Final Plat for Neal One Subdivision, Tract 3048-A, to be recorded. ~ MOHAVE c~ERVISORS ~ Jame
