A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 1, BLOCK F, GOLDEN
SAGE RANCHOS, UNIT 54, IN SECTION 1, TOWNSHIP 21 NORTH, RANGE 18 WEST, FOR A
DOG KENNEL 1N AN A-R (AGRICULTURAL-RESIDENTIAL) ZONE, IN THE GOLDEN
VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
5, 1999, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above-described property as requested by William W. and Gloria A. Dykeman of Golden Valley,
Arizona, and
WHEREAS, this property is located north of State Highway 68 and west of US Highway 93,
between Bacobi Road and Tooman Road. The site is accessed from US Highway 93 via west on Agua Fria
Drive to the site, located on the southwest comer of Agua Fria Drive and Bonita Road. The property has
a single-family residence and a garage on it. The terrain is relatively flat, sloping slightly to the southwest.
The surrounding land uses consist of vacant lots and single-family residences. There is State of Arizona
land to the north. There are no significant drainage patterns, and
WHEREAS, the applicant requests this Zoning Use Permit for a dog kennel in an A-R (Agricultural-
Residential) zone. The Mohave County General Plan designates this area as a Suburban Development Area,
and
WHEREAS, a review of FEMA FIRM Panel #040058-2150B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
December 9, 1998, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:

1. This Zoning Use Permit is for a dog kennel in an A-R (Agricultural-Residential) zone and
activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits and before establishing the use. In addition, the applicant shall
provide right-of-way, road and drainage improvements as required by the Mohave County
Engineer prior to site plan approval.
3. The Mohave County Public Works Department requests that the applicant dedicate a 20-foot
radius curve at the intersection ofAgua Fria Drive and Bonita Road.
4. The appropriate zoning, building, environmental, and floodplain permits will be obtained
prior to construction.
5. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
6. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, December 16, 1998, and posted on December 18, 1998,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Tuesday, January 5, 1999, APPROVED this Zoning Use Permit as reconunended by the Mohave County
Planning and Zoning Commission and outlined herein.
