RESOLUTION NO. 99-19
A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 1, BLOCK J, JOSHUA
PARK, UNIT 1, IN SECTION 9, TOWNSHIP 28 NORTH, RANGE 17 WEST, FOR A RESIDENCE
AND A SALES OFFICE IN A C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE) ZONE,
IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
5, 1999, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above-described property as requested by Steve R. Selby, representing Adams Realty and Appraising,
Inc., Kingman, Arizona, and
WHEREAS, this property is located on the east side of Pierce Ferry Road, approximately three and
nine-tenths (3.9) miles north of Antares Road. The site is accessed directly from Pierce Ferry road to the
east and is located on the south comer of Charity Street and Pierce Ferry Road. The property has a double-
wide mobile home on it and the terrain is relatively flat, sloping slightly to the southwest. The surrounding
land uses consist of vacant land. There are no significant drainage patterns, and
WHEREAS, the applicant requests this Zoning Use Permit to allow for a residence and a mobile
home to be used as a sales office in a C-2H (General Commercial Highway Frontage) zone. The Mohave
County General Plan designates this area as a Rural Development Area, and
WHEREAS, a review of FEMA FIRM Panel #040058-1450C indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.
WItEREAS, at the public hearing before the Mohave County Planning and Zoning Cormnission on
December 9, 1998, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:

1. This Zoning Use Permit is for a residence and a sales office in a C-2H (General Conunercial
Highway Frontage) zone and activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits and before establishing the use. In addition, the applicant shall
provide right-of-way, road, and drainage improvements as required by the Mohave County
Engineer prior to site plan approval.
3. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
4. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, December 16, 1998, and posted on December 18, 1998,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Tuesday, January 5, 1999, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
