A RESOLUTION SETTING FORTH THE RESCISSION OF P&ZC RESOLUTION NOS. 87-27
AND 87-28 WHICH APPROVED THE REZONE AND THE ABANDONMENT OF A PORTION
OF PIONEER VALLEY SUBDIVISION, IN THE N~ OF SECTION 35, TOWNSHIP 18 NORTH,
RANGE 18 WEST, IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
5, 1999, a public heating was conducted to determine whether approval should be granted for the Rescission
of the Resolutions for the Rezone and the Abandonment of Lots 1 thru 64 for the above-described property,
as requested by the Mohave County Planning and Zoning Department, and
WHEREAS, this property is located west of Interstate 40 and north of the Yucca Townsite. The
site is accessed from Interstate 40 via west on the Old Trails Road Interchange approximately two-tenths
(0.2) mile to a north-south section line road, then south on the section line road approximately four-tenths
(0.4) mile to the northeast comer of the subdivision and the intersection of Camelback Road and Speedway
Road. The property is vacant and relatively flat, sloping slightly to the south. There are no significant
drainage patterns, and
WHEREAS, this property was conditionally approved for a rezone to A-R/10A (Agricultural-
Residential/Ten Acre Mirfimnm Lot Size) by the Mohave County Board of Supervisors on March 2, 1987,
via P&ZC Resolution No. 87-28, and the Abandonment of Lots 1 thru 64 with P&ZC Resolution No. 87-27.
None of the conditions of approval for either resolution have been met and the property is presently being
sold as 5 +/- acre lots. The Mohave County General Plan designates this area as a Rural Development Area,
and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site has legal access.
d. There are no significant environmental features affecting the site.
e. All affected property owners have been notified.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
December 9, 1998, the Commission recommended that P&ZC Resolution Nos. 87-27 and 87-28 be
RESCINDED and the zoning will revert to A-R (Agricultural-Residential).

WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, December 16, 1998, and posted on December 18, 1998,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Tuesday, January 5,1999, RESCINDED P&ZC Resolution Nos. 87-27 and 87-28 and REVERTED the
zoning to A-R (Agricultural-Residential), as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
