A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A ZONING USE PERMIT
ON THE SE~A NE¼ OF SECTION 3, EXCEPT FOR THE EASTERN 50 FEET, IN TOWNSHIP 18
NORTH, RANGE 22 WEST, FOR A RECREATIONAL VEHICLE PARK IN A C~2 (GENERAL
COMMERCIAL) ZONE, IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February
1, 1999, a public hearing was conducted to determine whether an Extension of Time for a Zoning Use
Permit should be granted for the above-described property as requested by Glen Ludwig of Ludwig
Engineering, a corporation of San Bernardino, California, and
WHEREAS, this property is located south of Bullhead City, west of State Highway 95, between
Lipan Boulevard and Boundary Cone Road. The site is located approximately one-quarter of a mile south
of Lipan Boulevard and is accessed directly from State Highway 95 to the west. The property is vacant and
relatively flat, sloping slightly to the west toward the Colorado River. The surrounding land uses consist
of vacant land to the west, north, and south. There is Fort Mojave Indian Reservation land to the east of
State Highway 95. There are no significant drainage patterns. The Mohave County General Plan designates
this area as an Urban Development Area, and
WHEREAS, this Zoning Use Permit was conditionally approved by the Mohave County Board of
Supervisors on August 8, 1994, per BOS Resolution No. 94-259 and was extended for the fkst time on June
2, 1997, with BOS Resolution No. 97-171, and
WHEREAS, the applicant requested in a letter dated December 4, 1998, that the Zoning Use Permit
be extended for one year. On December 11, 1998, Ludwig Engineering submitted RV park plans for 459
recreational vehicle spaces, along with indication for a clubhouse and recreational area, on 29.96 acres, and
WHEREAS, this will be the second Extension of Time for this property, and
WHEREAS, a review of FEMA FIRM Panel #040058-2445C indicates the parcel described to be
in both Zone B and Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.

c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.
f. This request complies with the Extension of Time Policy.
WHEREAS, at the public heating before the Mohave County Planning and Zoning Commission on
January 13, 1999, the Commission recommended APPROVAL for an Extension of Time for a Zoning Use
Permit subject to the following:
1. Continued compliance with the conditions of BOS Resolution No. 94-259.
2. This Extension of Time will be in effect until August 8, 1999.
3. This will be the last Extension of Time unless significant progress is made to complete the
conditions of BOS Resolution No. 94-259.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, January 13, 1999, and posted on January 15, 1999, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, February 1, 1999, APPROVED this Extension of Time for a Zoning Use Pemfit as
recommended by the Mohave County Planning and Zoning Commission and outlined herein.
