RESOLUTION NO. 99-118
A RESOLUTION SETTING FORTH A REZONE OF PARCEL 164-C, AS SHOWN ON PARCEL
PLATS BOOK 6, PAGE 41, IN THE NE¼ NE¼ OF SECTION 1, TOWNSHIP 23 NORTH, RANGE
17 WEST, FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT
SIZE) ZONE TO A-R/6A (AGRICULTURAL-RESIDENTIAL/SIX ACRE MINIMUM LOT SIZE)
ZONE, IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 5,
1999, a public hearing was conducted to determine whether approval should be granted to Rezone the above-
described property as requested by U. Kelly Lusk, Hualapai, Arizona, and
WHEREAS, this proper~ is located on the northwest comer of Stockton Hill Road and Falcon
Valley Road. The site is accessed from Interstate 40 via north on Stockton Hill Road approximately 15
miles to the property, which is located on the northwest corner of Stockton Hill Road and Falcon Valley
Road. The property is vacant and the terrain is relatively flat, sloping slightly toward the north. The
surrounding land uses consist of vacant parcels and two dwellings south of the parcel. There are no
significant drainage patterns, and
WHEREAS, the applicant requests this zone change to allow for development. The applicant
proposes to divide the 12.33-grosswacre parcel into two 6-net-acre parcels. The Mohave County General
Plan designates this area as a Rural Development Area, and the Long Mountain Ama Plan designates this
area A-R/36A (Agricultural-Residential/Thirty-six Acre Minimum Lot Size), and
WHEREAS, a review of FEMA FIRM Panel #040058-2000B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan, but DOES
NOT comply with the Long Mountain Area Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains land uses similar to the above-proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the sire.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
March 10, 1999, the Commission recommended DENIAL for a Rezone based upon the following:
1. This request does not comply with the Long Mountain Area Plan.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, March 17, 1999, and posted March 19, 1999, as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April 5, 1999, DENIED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
