EVALUATION OF A SUBDIVISION FINAL PLAT AND ACCEPTANCE OF AS-BUILT
IMPROVEMENT PLANS FOR SUNRISE VISTAS, TRACT 4108-F, BEING A SUBDIVISION OF
A PORTION OF THE SW¼ OF SECTION 18, TOWNSHIP 19 NORTH, RANGE 21 WEST, IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 10,
1999, a public hearing was conducted to determine whether the Final Plat should be approved, and whether
the as-built improvement plans should be accepted for the above-described subdivision, and
WHEREAS, the owners/developers of this tract are Vanderslice 80, Sherman Oaks, California; B&R
Development, Fort Mojave, Arizona; and Alexander/Catania Development, Inc., Azusa, California. The
project engineer is Mohave Engineering Associates, Inc., Kingman, Arizona, and
WHEREAS, the property is located approximately one mile southeast of Bullhead City and is
accessed via State Highway 95, then east two miles along Camp Mohave Road and north to the site, and
WHEREAS, the Preliminary Plan, conditionally approved by the Board of Supervisors on July 23,
1990, per BOS Resolution No. 90-192, and amended per B OS Resolution No. 93-32 on February 1, 1993,
depicts 160 acres subdivided into 705 single-family residential lots and a 2.21-acre commercial parcel. The
Final Plat for Tract 4108-F includes 4.26 acres subdivided into 28 single-family residential lots, and
WHEREAS, the Final Plat for Tract 4108-A was recorded on August 23, 1993. The Final Plat for
Tract 4108-B was recorded on July 1, 1994. The Final Plat for Tract 4108-C was recorded on October 21,
1994. The Final Plat for Tract 4108-D was recorded on April 3, 1997. Improvements have been completed
for the first four phases of this subdivision and all assurances released. The Final Plat for Tract 4108-E has
not been recorded as the developers have not met the conditions of Final Plat approval, and
WHEREAS, the County Engineer has reviewed the as-built plans and the subdivision
improvements, including oft-site improvements, and finds them satisfactory and evidencing substantial
compliance with County Standards as stated in his report to the Planning and Zoning Commission and the
Board of Supervisors. The County Engineer recommends acceptance of the as-built improvement plans for
Tract 4108-F, and
WHEREAS, at the public heating before the Mohave County Planning and Zoning Commission on
April 14, 1999, the Connnission recommended APPROVAL of the acceptance of the as-built improvement
plans for Tract 4108-F, and

WHEREAS, the advertising requirements have been met throughout this subdivision process as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations. The notice of hearing
was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona,
April 21, 1999, and posted on April 23, 1999, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, May 10, 1999, APPROVED the acceptance of the as-built improvement plans for Sunrise
Vistas, Tract 4108-F, as reconm~ended by the Mohave County Plamfing and Zoning Conmfission and
outlined herein.
NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of Supervisors, at their
regular meeting on Monday, May 10, 1999, APPROVED the Final Plat for Sunrise Vistas, Tract 4108-F,
subject to the follo~ving conditions:
1. A current title report (dated within 30 days of recordation) must be furnished to the Planning
and Zoning Department prior to plat recordation.
2. The developer will make the same conmfitments for improvements in the prospectus to the
Arizona Department of Real Estate as required for approval of this tract by the Board, und
a final copy of the Real Estate Report shall be submitted to the Planning and Zoning
Department.
3. A written determination of water adequacy from the Arizona Department of Water Resources
affirming an adequate water supply for this subdivision shall be submitted to the Planning
Director prior to the recordation of the subdivision Final Plat.
4. Lots within the recorded Final Plat of this development will not be further divided.
BE IT FURTHER RESOLVED, that a correct copy of all documents delineated above shall be
submitted to Planning and Zoning for distribution and review. Upon receipt of evidence that these
conditions have been met, together with the executed mylars and appropriate recording fees, the Director
of Planning and Zoning will obtain the necessary signatures from the County departments and officials and
cause the Final Plat for Sunrise Vistas, Tract 4108-F, to be recorded.
