RESOLUTION NO. 99-212
A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 449, LAKE MEAD CITY
UNIT NO. 11-29-17, IN SECTION 11, TOWNSHIP 29 NORTH, RANGE 17 WEST, FOR A
PRIVATE STORAGE BUILDING IN A C-2/1A (GENERAL COMMERCIAL/ONE ACRE
MINIMUM LOT SIZE) ZONE, IN THE MEADVIEW PORTION OF THE MOHAVE COUNTY
GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 7,
1999, a public hearing was conducted to determine ~vhether a Zoning Use Permit should be granted for the
above-described property as requested by Gerald M. and Ruth R. Chapman of Meadview, Arizona, and
WHEREAS, this property is located east of Pierce Ferry Road, between Century Road and
Greentree Road, approximately four and one-half (4½) miles south of Meadview Boulevard. The site is
accessed from Pierce Ferry Road via east on Century Road to the site, located on the southwest corner of
Century Road and Tamarisk Street. The property is vacant and the terrain is gently rolling hills, generally
sloping to the southeast. The surrounding land uses consist of vacant lots, several single-family residences
and a boat/recreational vehicle storage business along Pierce Ferry Road. There is Bureau of Land
Management (BLM) land to the north and west. There are no significant drainage patterns, and
WHEREAS, the applicant requests this Zoning Use Permit for a dry personal storage building in
a C-2/1A (General Commercial/One Acre Minimum Lot Size) zone. The Mohave County General Plan
designates this area as a Rural Development Area and Meadview is an Outlying Community, and
WHEREAS, a review of FEMA FIRM Panel #040058-1275B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
May 12, 1999, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:

1. This Zoning Use Permit is for a dry personal storage building in a C-2/1A (General
Commercial/One Acre Minimum Lot Size) zone and activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zmfing
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits and before establishing the use.
3. The appropriate zoning, building, environmental, and floodplain permits will be obtained
prior to construction.
4. If construction or use has not conm~enced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zmfing Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, May 19, 1999, and posted on May 21, 1999, as required
by Arizona Revised Statutes mad the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, June 7, 1999, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
