A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON PARCEL 2-A-4, A PORTION
OF PARCEL 2-A, AS SHOWN ON PARCEL PLATS BOOK 9, PAGE 57, IN THE SE¼ OF
SECTION 29, TOWNSHIP 22 NORTH, RANGE 16 WEST, FOR A RESIDENCE IN A C-MO/5A
(COMMERCIAL-MANUFACTURING/OPEN LOT STORAGE/FIVE ACRE MINIMUM LOT
SIZE) ZONE, IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 7,
1999, a public hearing was conducted to determine whether a Zoning Use Pem~it should be granted for the
above-described property as requested by David H. and LaNae M. Roe of Kingman, Arizona, and
WHEREAS, this property is located east of Stockton Hill Road, between Northern Avenue and
Thompson Avenue on the west side of Castle Rock Road. The site is accessed from State Highway 66 (Old
US Highway 66) via north on Castle Rock Road to the site, located on the west side approximately 280 feet
north of Northfield Avenue. The property is vacant, relatively flat, sloping slightly to the southeast. The
surrounding land uses consist of vacant lots, several commercial businesses on both sides of Castle Rock
Road and single-family residences to the east. There are no significant drainage patterns, m~d
WHEREAS, the applicant requests this Zoning Use Permit for a residence in a C-MO/5A
(Commercial-Manufacturing/Open Lot Storage/Five Acre Minimum Lot Size) zone. The Mohave County
General Plan designates this area as an Urban Development Area, and
WHEREAS, a review of FEMA FIRM Panel #040058-2165C indicates the parcel described to be
in Zone A, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above-proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site, except the noted Special
Flood Hazard Area.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
May 12, 1999, the Commission reconmaended APPROVAL for a Zoning Use Permit subject to the
following:
1. This Zorfing Use Permit is for a residence in a C-MO/5A (Commemial-Manufacturing/Open
Lot Storage/Five Acre Minimum Lot Size) zone and activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
3. The appropriate zoning, building, environmental, and floodplain permits will be obtained
prior to construction.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, May 19, 1999, and posted on May 21, 1999, as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meet'mg
on Monday, June 7, 1999, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
