RESOLUTION NO. 99-383
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A REZONE OF LOT 24,
PLEASANT VALLEY ACRES, 1N SECTION 20, TOWNSHIP 25 NORTH, RANGE 19 WEST,
FROM A (GENERAL) ZONE TO C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE)
ZONE, IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting o£the Mohave County Board of Supervisors held on October
4, 1999, a public hearing was conducted to determine whether an Extension of Time for a Rezone should
be granted for the above-described property as requested by Helen E. Gore o£Kingman, Arizona, and
WHEREAS, this property is located on the south side of Pierce Ferry Road, between Fifth Street
and Bullhead Road. The site is accessed directly from Pierce Ferry Road to the south and is located
approximately 125 feet southwest of Fifth Street. The property has an office and repair shop on it and is
relatively fiat, sloping slightly to the southwest. The surrounding land uses consist of vacant lots, several
highway commercial businesses, and a few- single-family residences. There are no significant drainage
patterns. The Mohave County General Plan designates this area as a Rural Development Area and the Dolan
Springs area is considered an Outlying Community, and
WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors
on February 2, 1998 via BOS P~esolution No. 98-70, and
WHEREAS, this Extension of Time will allow the applicant time to complete the conditions as
required by BOS Resolution No. 98-70, and
WHEREAS, the property owner has not accomplished any of the conditions of approval as required
by BOS Resolution No. 98-70, and
WHEREAS, this will be the first Extension of Time for this property,
WHEREAS, a review of FEMA FI1LM Panel #040058-1775B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.

c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.
f. This request complies with the Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave Comity Planning and Zoning Commission on
September 8, 1999, the Commission recommended APPROVAL for an Extension of Time for a Rezone
subject to the following:
I. Compliance with the conditions of BOS Resolution No. 98-70.
2. This Extension of Time will be in effect until February 2, 2000.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, September 15, 1999, and posted on September 17, 1999,
as required by Arizona Revised Statutes mad the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, October 4, 1999, APPROVED this Extension of Time for a Rezone as recommended by the
Mohave County Plmming and Zoning Commission and outlined herein.
