A RESOLUTION SETTING FORTH THE RESCISSION OF BOS RESOLUTION NO. 95-148
WHICH APPROVED THE REZONE FOR PARCEL 96A, TURQUESA ACRES, IN SUNWARD
HO! RANCHES, AS SHOWN ON RECORD OF SURVEY BOOK 12, PAGE 48, IN SECTION 30,
TOWNSHIP 23 NORTH, RANGE 16 WEST, IN THE MOHAVE COUNTY GENERAL AREA,
MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October
4, 1999, a public hearing was conducted to determine whether approval should be granted for the Rescission
of the Resolution for the Rezone for the above-described property as requested by the Mohave County
Planning and Zoning Department. The property owner of record is Juniper Ridge, Inc., of Kingman,
Arizona, and
WHEREAS, this property is located east of Stockton Hill Road, between Calle Charcas and Calle
Sonoita. The site is accessed from the City of Kingman via north on Stockton Hill Road to Wilks Ranch
Road, then east on Wilks Ranch Road to Chemm Road, then south on Chemm Road to Calle DeLeon, then
east on Calle DeLeon to the intersection with Avenida Mendez and the property, located on the southeast
comer of the extension of Calle DeLeon and Avenida Mendez. The property is vacant and relatively flat,
sloping slightly to the southeast. There are no significant drainage patterns, and
WHEREAS, this property was conditionally approved for a rezone to A-R/5A (Agricultural-
Residential/Five Acre Minimum Lot Size) by the Mohave County Board of Supervisors on April 3, 1995,
via BOS Resolution No. 95-148 at the request of the previous property owner, Ellen Williams of Fallbrook,
California. There have not been any requests for Extensions of Time. A letter was sent informing the
property owner that it would be scheduled for rescission. The Mohave County General Plan designates this
area as a Suburban Development Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site has legal access.
d. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
September 8, 1999, the Commission recommended that BOS Resolution No. 95-148 be RESCiNDED and
that the zoning revert to A-R/10A (Agricultural-Residential/Ten Acre Minimum Lot Size), and

WltEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, September 15, 1999, and posted on September 17, 1999,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW TItEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, October 4, 1999, RESCINDED BOS Resolution No. 95-148 and REVERTED the zoning to
A-R/10A (Agricultural-Residential/Ten Acre Mi~fimmn Lot Size), as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
